Located one lot away from the Venice Beach Boardwalk, Rose Residence is the transformation of what was originally an 1,100 square foot bungalow built in 1905 into a 1,978 square foot four-bedroom, four-bath home. Leading the transformation, Breakform Design and Construction revised an existing triplex consisting of two 300 square foot studios and one 2-bedroom unit into a single-family residence. Preserving and remodeling the historic home, Breakform’s team removed all of the interior walls and ceiling to create an open living-dining-kitchen with large, vaulted ceilings, making the space feel much larger than it is. Bridging old and new throughout, the exposed roof framing shows the character of the old bungalow’s original construction while a new metal roof and rigid insulation increase its thermal performance. The exterior’s original clinker bricks were also refurbished (re-pointed and acid cleaned) and new ‘modern-eco-friendly’ windows and doors added.
